KIA is fueling more than flights. Here’s what else is taking off

Kempegowda International Airport (KIA) isn’t just a gateway to the world, it’s fast becoming the centre of one of the most exciting growth zones in Bengaluru. What was once a quiet stretch of land around Devanahalli is now buzzing with plans, progress, and promise.

From major business parks and logistics hubs to residential communities and infrastructure upgrades, the area around KIAL is changing quickly. For anyone considering buying a home or making a smart property investment, this is a region that deserves a closer look.

One of the biggest developments near the airport is the Devanahalli Business Park, which spans over 400 acres and is set to host IT parks, hotels, convention centres, and more. Add to that the KIADB Aerospace SEZ and the upcoming Information Technology Investment Region (ITIR), and you’ve got a corridor that’s attracting global interest.

These developments aren’t just plans on paper. Several companies are already setting up operations here, and many more are expected to follow as connectivity and facilities improve. This means a sharp rise in job opportunities, which naturally increases the demand for housing and lifestyle amenities nearby.

The government is investing heavily in making this area more accessible and better connected. The metro line from KR Puram to the airport is under construction and, once complete, will make commuting far smoother. The Peripheral Ring Road (PRR) and Satellite Town Ring Road

(STRR) projects will further improve road connectivity to other parts of Bengaluru and nearby towns. What does this mean for residents? Less traffic, faster commutes, and better access to schools, hospitals, offices, and entertainment zones.

With all this development, real estate around KIAL is gaining strong momentum. Large townships, plotted developments, villas, and apartment projects are coming up, many of them offering modern amenities, green spaces, and secure communities. Prices here are still more affordable compared to inner-city zones, but they’re expected to rise steadily as the area develops further.

Buyers today are looking for homes that offer space, connectivity, and potential for growth and the airport corridor ticks all those boxes. What makes this area especially attractive is that it’s not just about business. The new airport terminal itself features world-class design and experiences, and there are plans for retail zones, entertainment hubs, and even luxury hospitality projects around the vicinity. With cleaner air, less congestion, and more space, it’s also a lifestyle upgrade for families and professionals looking to move out of the city’s crowded core.

The area around KIA isn’t just taking off, it’s evolving into a self-sustained urban zone. With strong infrastructure, rising job opportunities, and thoughtfully planned residential projects, this corridor offers long-term value for both homebuyers and investors. It’s more than a flight path, it’s the future, unfolding right now.
